Home Offer Ninja is a licensed Colorado real estate brokerage. This policy explains what information we collect when you use our website and the Home Buyer Savings Ninja tool, why we collect it, who we share it with, and what you can ask us to do with it. We have tried to write it in plain English rather than legal boilerplate.

The short version. We collect only what we need to help you buy a home. We never ask for your Social Security number, government ID number, or bank or mortgage account numbers. We do not pull your credit. We do not sell your information. We use it to contact you about your home search and to help you evaluate programs you may be eligible for.

1. Information we collect

Information you give us directly

When you use the Home Buyer Savings Ninja or schedule a call with us, you may provide:

Your name, email address, and mobile phone number
Your preferred contact method and best time to reach you
Where in Colorado you plan to buy, and your estimated purchase price and timeline
Household size, an estimated household income range, an estimated credit score range, estimated cash available for down payment and closing costs, and estimated monthly debt payments
Whether the home will be your primary residence, whether you have owned a home recently, and your current housing status
Optional information about military service, occupation category, first-generation homebuyer status, and whether any buyer has a disability or needs accessible housing
Any notes or questions you choose to write

Information we never ask for

We do not collect Social Security numbers, government identification numbers, driver's license numbers, bank account numbers, mortgage account numbers, or payment card numbers through this website. If a page or an email claiming to be from us ever asks you for these, do not provide them, and please contact us directly.

Information collected automatically

Standard web analytics through Google Analytics 4 and Google Ads, including pages viewed, approximate location derived from IP address, device and browser type, and referring website
UTM campaign parameters in the URL when you arrive from an advertisement or a link we shared
Data stored in your browser: your in-progress questionnaire answers are kept in your browser's session storage so you do not lose them if you navigate away, and a small submission counter is kept in local storage to limit automated abuse. Both stay on your device. Session storage clears when you close the tab.

2. Optional and sensitive questions

Some questions in the Home Buyer Savings Ninja touch on personal circumstances, including military service, disability, and first-generation homebuyer status. These questions are always optional and always include a "prefer not to say" choice.

We ask them for one reason: certain assistance programs exist specifically for these situations, and we cannot tell you about a program you may be eligible for if we do not know it might apply to you. These answers are used only to add programs to your results. They are never used to exclude you from any program, to price anything differently, or to make any decision about how we serve you. That approach is deliberate and reflects fair housing and fair lending principles.

We do not sell your personal information. We do not share it with data brokers or advertising networks for their own marketing purposes.

4. Text messages

To submit the Home Buyer Savings Ninja questionnaire you must agree that we may contact you about your home search. We ask for this because the entire purpose of the tool is to give you a personalised result and follow up on it, and we cannot do that without permission to reach you. If you select text as your preferred contact method, we may send you text messages. Message and data rates may apply and message frequency varies. You can stop at any time by replying STOP to a text, by emailing us, or by asking us to remove you when we call.

5. Who we share information with

We share information only with service providers that help us operate, and only as needed:

Formspree processes and delivers form submissions and booking notifications to our email inbox.
Google Firebase (Firestore) stores appointment bookings so two people cannot claim the same time slot. Bookings include your name, email, phone, appointment time, and target area.
Google Analytics and Google Ads receive standard web analytics data.
Lenders, program administrators, and other real estate professionals receive your information only when you ask us to make an introduction, or when it is necessary to carry out a transaction you have engaged us for.

We may also disclose information if required by law, to comply with a legal process, or to protect the rights and safety of our clients or our business.

6. How long we keep information

Our retention practice:

Inquiries that do not become clients: we aim to delete lead records within 24 months of your last contact with us, unless you ask us to keep them longer or ask us to delete them sooner.
Transaction records: Colorado real estate brokerages are required to retain transaction files. We keep those records for at least four years as required by Colorado Real Estate Commission rules, and longer where other law requires.
Appointment bookings: retained while needed to manage the calendar, then removed periodically.
Analytics data: retained according to Google's standard retention settings.
Browser storage: your questionnaire answers live only on your device and clear when you close the tab.

7. Your choices and rights

You can, at any time:

Ask what information we hold about you
Ask us to correct information that is wrong
Ask us to delete your information, subject to records we are legally required to keep
Withdraw consent to be contacted, including opting out of texts and emails
Ask us not to share your information with a lender or program administrator

You can opt out of Google Analytics across all websites using Google's browser add-on, and manage ad personalization in your Google account settings.

8. Security

Our site is served over HTTPS and submissions are transmitted encrypted. We limit the data we collect specifically so that a breach would expose as little as possible about you, which is why we do not ask for identity or financial account numbers. That said, no method of transmission or storage over the internet is completely secure, and we cannot guarantee absolute security.

9. Children

This website and the Home Buyer Savings Ninja are intended for adults purchasing residential real estate. We do not knowingly collect information from anyone under 18. If you believe a minor has provided information to us, contact us and we will delete it.

10. What the Savings Ninja is and is not

The Home Buyer Savings Ninja is an educational screening tool. It is not a loan application, a preapproval, a lending decision, legal advice, tax advice, or a guarantee of assistance. No credit inquiry occurs. Home Offer Ninja is a real estate brokerage, not a lender, mortgage broker, tax advisor, or program administrator. Eligibility for financing, assistance programs, and the Home Offer Ninja 1% Buyer Rebate must be confirmed by the applicable lender, program administrator, and Home Offer Ninja.

11. Changes to this policy

If we make a meaningful change we will update the date at the top of this page. Continued use of the site after a change means you accept the updated policy.
